Commercial bed bug treatment in Edinburgh
For a hotel, guest house, hostel or short-let flat, the aim is to find which rooms are affected, treat them without closing more than you must, and have a record for your files. Edinburgh adds one more factor: August.

From a guest report to a room back on sale
A typical sequence; the method chosen and the spread of the bugs change the timings.
Same day: close the room
Take it off sale, bag linen inside the room and take it straight to a hot wash. Handle the guest's luggage by your own procedure.
Day one: survey
The room and those either side, above and below, by eye or with a dog. Agree the scope in writing.
Day one or two: treat
Heat for a quick return to service, or spray and steam out of hours.
Two weeks: follow-up
A second spray visit, or a check with monitors after heat.
Report
A written record per room for your files, your insurer or a guest.
The Festival and the busy months
In August the Festival and the Fringe fill hotels, guest houses, student halls let to visitors and short-let flats across the city. More guests and more luggage moving between more beds means more chances for bed bugs to travel, and less room to take a unit off sale.
Operators who plan for it do three things. They book a dog survey or a full inspection in June or July, before the rush. They agree in advance which firm will come and how fast, so a report in the middle of August is handled in a day. And they keep one room or unit spare where they can, to move a guest without cancelling.
The same applies, on a smaller scale, at Hogmanay, graduation weeks and the start of the university year.
Short-let flats
Every short let in Edinburgh needs a licence from the council, and the whole city is a short-term let control area, so most short lets also need planning permission. Most are flats in tenements or modern blocks, which brings in the neighbours.
- Treat at a changeover, with a clear day either side. Heat suits this best.
- Tell the factor and, where the bugs may have come from or gone to a neighbouring flat, the neighbours.
- Wash all linen at 60°C or hand it to your laundry service bagged and labelled.
- Keep the treatment report with your licence papers.

Questions from operators
How quickly can a room go back on sale?
With heat, the room is normally sellable the following day, once it has cooled and passed a check. After a spray, once the product has dried as the firm specifies, but the course needs a return visit about two weeks later.Do neighbouring rooms need treating too?
At least inspected. Bugs travel through partition walls and service runs, which is why a commercial survey normally takes in the neighbouring rooms on all sides. What should housekeeping do on finding a bug?
Stop, take the room off sale, bag the linen inside the room, and report it. Do not carry the mattress or loose linen through the corridors.Does a short-let licence require pest control records?
Licence conditions are about safety and the condition of the property. Keeping a dated treatment report is good practice and useful if a guest raises a complaint. The council short-let pages have the licensing detail. Is a monitoring contract worth it?
For hotels, hostels and operators with several units, often yes. Regular inspections or dog surveys catch a case in one room before it reaches a corridor, and cost less than repeated emergency treatment.
Arrange a survey or treatment
Three short stages. The more you tell us about the building and what you have found, the better the match and the closer the first price.
- First
- We read your request and choose a bed bug specialist who works in your part of Edinburgh and handles your type of building.
- Then
- We contact you with the firm's name. Nothing is passed on unless you say yes.
- Cost to you
- None for this service. You only pay the firm, and only if you book them.
We are an introduction service, not a pest control firm. How this works.

Request received
We will look for a bed bug specialist covering your postcode and contact you with their name. If you are happy with them, we pass the request on and they arrange the visit. If not, it stops there.
